A 4+1 multiplex built up — not out.

A four-unit principal building with rear laneway suite, designed in collaboration with Lucid Design Studio. By retaining the existing foundation and respecting the original setbacks, Maison was able to expedite the permitting process and begin construction faster — without compromising the design ambition of the upper floors.

Currently under active construction. The project demonstrates Maison's approach to delivering multiplex density on infill lots: respect what exists, build thoughtfully above it, and add the gentle density that fits the neighbourhood scale.

Five triplex townhomes. Fifteen households. Workforce housing across from the regional hospital.

Acquired under power of sale, with foundation and zoning approvals already in place for five townhomes. The previous design was financially unviable given shifts in the local market. Maison's revised plan — developed with Hyphen Design Studio — retains the existing foundation footprint but reconfigures each townhome as a triplex, tripling density on the same site without expanding the building envelope.

The site sits directly across from Mackenzie Health Hospital, in an area with acute demand for staff housing. The product is purpose-built to serve hospital staff and the broader Richmond Hill workforce.

A six-storey boutique residence designed for the neighbourhood it serves.

Twenty-nine residences across six storeys in the established Kingsway / Islington area — designed in collaboration with Hyphen Design Studio under the City of Toronto's Major Streets Study, which permits six-storey residential along arterial roads.

The neighbourhood is mature, leafy, and tightly held. The building is positioned to serve a specific local need: long-time residents who can no longer maintain a single-family home but who refuse to leave the neighbourhood they have built their lives in. The product is purpose-built for downsizing seniors and established locals seeking a refined right-sized residence.

A six-storey transit-oriented residence within walking distance of the new LRT.

A boutique mid-rise designed in collaboration with Hyphen Design Studio under the City of Toronto's Major Streets Study, situated within walking distance of the new Eglinton Crosstown LRT. Positioned at an attainable price point relative to surrounding luxury inventory.

The product is intentionally designed for transit-first residents: students, newcomers, young professionals, and downsizers who value access over parking. Boutique scale, considered finishes, refined essentials — without the inflated price tag of vehicle-dependent luxury.

A fifty-foot lot, severed and designed as two luxury five-plexes.

A 50-foot infill lot acquired with a clear vision: sever the property and develop two purpose-designed five-plexes. Maison is partnering with Lucid Design Studio on the permitting and architectural development.

Each building is conceived as a refined small multiplex — proportions, finishes, and material choices carried from luxury custom residential into a multi-unit form. This is one of Maison's clearest expressions of the founding thesis: that better design does not always require more money, but it always requires more thought.

Twelve stacked townhomes — designed with the ward, for the neighbourhood.

A large single-family lot reimagined as twelve stacked townhome rental residences, designed in collaboration with Biossis Design. Maison engaged the ward councillor early in the development process to ensure the proposal reflected what the neighbourhood genuinely needed. The councillor has expressed support for the project.

This is the operating model Maison was built for: local engagement, design developed in dialogue with the community, and gentle density that fits — rather than imposes on — the existing fabric.
